Rosenblum, Randy

Ms. Rosenberg serves developers as general counsel, working on projects from the early stages through completion. Her work at the inception of a deal includes negotiating acquisitions and acquisition financing, working with title agencies and surveyors to clear title and related issues, and drafting and negotiating contracts.

Ms. Rosenberg also is involved in land use issues, obtaining planning board and zoning board approvals.

Certain significant projects have involved urban renewal entities, and Ms. Rosenberg works with the appropriate agencies to draft agreements and fulfill the requirements of redevelopment law.

Following acquisition, Ms. Rosenberg is often involved in construction financing, working with developers and lenders to close sometimes complex financing transactions. She then follows through with the developer during construction, working on contractor issues, loan compliance, and similar matters that may arise during construction.

If the property being developed is a condominium, Ms. Rosenberg prepares condominium documents and registers the condominium with the New Jersey Department of Community Affairs.

Upon completion of construction, Ms. Rosenberg represents the developer in selling, or leasing the property.

Ms. Rosenberg also represents owners of shopping centers, commercial properties, and apartment complexes, assisting with acquisitions, leasing, expansions, sales of property, and similar matters that arise in the course of owning and managing these properties.
