Joan C. Molloy practices in the areas of real estate and land use law. She represents individuals and businesses purchasing, selling and refinancing property as well as in developing properties. Joan has extensive experience negotiating contracts to purchase and sell property, obtaining necessary land use approvals, working with lenders providing financing, and representing clients at closings. She has represented clients in closings and post land use approval matters including the granting of required easements, drafting necessary declarations and the subsequent sale of homes or units within developments. Joan has drafted numerous common interest community public offering statements, declarations, bylaws and rules and formed multiple associations of unit owners. For clients who retain property for investment purposes, Joan has drafted and negotiated required leases.
Joan represents individuals who have purchased, sold or refinanced their personal residences or investment properties. She also represents a number of developers. Among the residential projects that she has guided through the approval process are: numerous subdivisions, active adult residential communities, common interest communities as well as a variety of variances for individual property owners. Project sizes range from single lots to 120 units. Commercial projects include a BJ's Warehouse, a Walgreen's pharmacy, the Campus at Greenhill office complex, office buildings, automotive dealerships, retail centers and business expansions.
Joan has served as Superior Court Small Claims Commissioner (1993-2006). She is a Director of Connecticut Attorneys Title Insurance Company. Joan has been a presenter at a number of seminars dealing with zoning matters and real estate closings sponsored by the New Haven County Bar Association, the Connecticut Bar Association and Connecticut Attorneys Title Insurance Company.
