Gary Rosenberg is the founding partner and former managing partner of the firm. He is presently the Chairman of the firm. Mr. Rosenberg founded the firm in 1975 upon his admittance to the bar. The firm has been primarily involved in New York Real Estate for its entire existence. During his first 15 years, Mr. Rosenberg was an active litigator and appellate attorney involved in many significant precedent setting real estate cases in the New York State Court of Appeals, having successfully voided a New York City law, Mayer v. City Rent Agency, 1978; having a New York State law declared unconstitutional, Manocherian v. State of New York, 1994; successfully sued the State for damages resulting from a regulatory constitutional taking recovering over $5,000,000 in damages, 520 E. 81st Street Associates v. State of New York, 2002. Since 1990, Mr. Rosenberg has been involved in all aspects of real estate development.
In 1992, Mr. Rosenberg began working on the acquisition of the site which would become 4 Times Square (the Conde Nast Building). Mr. Rosenberg went on to work on the construction loan, the Conde Nast and Skadden, Arps leases, and the permanent financing which, at $420,000,000, was the largest single asset securitization of its time. From 2002 to 2010, Mr. Rosenberg worked on what would become One Bryant Park (the Bank of America Tower). He was counsel for the Durst Organization in the site acquisition of a number of outparcels, the joint venture negotiations with Bank of America, the lease negotiations with Bank of America, the $900,000,000 construction loan (a unique combination of Tax Exempt Liberty Bond financing and taxable financing) and the $1,300,000,000 permanent financing, which was also a combination of tax exempt Liberty Bond financing and taxable financing.
Since June 2010, Mr. Rosenberg has been working with the Durst Organization on its joint venture with the Port Authority of New York for the construction of 1 World Trade Center.
