Ms. Bedell represents clients in all matters of real estate ranging from acquisitions and dispositions; to land use, entitlement and development of real estate; to operational issues, leasing, financing and conflict resolution for office, retail, industrial and residential properties. Ms. Bedell assists clients, buyers and sellers alike, with performing all aspects of due diligence and addressing complex title and survey issues. Ms. Bedell represents commercial and residential owners, investors, developers, and tenants of real estate projects, including shopping centers, office projects, and residential communities, and represents developers, owners and tenants in the negotiation and preparation of leases agreements and modifications, covenants and easements, restrictions and use agreements related to real property.
Additionally, Ms. Bedell represents owners, management companies and resident associations in mobile and manufactured home community issues from acquisitions to operational issues to dispositions, including conversion of mobilehome parks to resident owned communities. Ms. Bedell provides guidance on the full conversion process including processing Department of Real Estate applications and exemptions, filing Tentative and Final Map applications with local jurisdictions, negotiating and drafting organizational documents, preparing and filing of MPROP applications, working with lenders for the community and conducting meetings with residents.
Ms. Bedell is one of the few attorneys certified as a Leadership in Energy and Environmental Design Accredited Professional (LEED AP) by the U.S. Green Building Council. Ms. Bedell is able to assist clients in all phases of the green and sustainable building process, including rating system selection, navigation of the certification process and rapidly emerging government regulations. Ms. Bedell assists clients in navigating issues relating to the purchase and sale of real estate specifically related to green and sustainable practices and in negotiating the unique lease agreements for green sustainable projects.
Prior to joining the Firm, Ms. Bedell worked for McKenna Long & Aldridge LLP (formerly known as Luce, Forward, Hamilton & Scripps LLP) in San Diego as an associate in the Real Estate Department, specializing with the firm's Tenant In Common Syndication Practice. Prior to joining Luce, Forward, Hamilton & Scripps, Ms. Bedell was a real estate associate with Freeman, Freeman and Smiley, LLP in Los Angeles.
